I have a chance to buy a 26 ft trailer with a much worn rubber roof, I have seen Flex Seal ads and I am wondering if anyone else had ever used this product ? Could this be used right over the rubber roof, the underlayment seems ok, no rot it seems, What do you guys think od using Flex Seal ? Or what suggestions would you give. The rubber roof is very discolored but it is not wrinkled, some bleach has been tried on it with no success. Thanks for any suggestions or advise

You would be better off, brushing off the loose stuff and apply RV roof coat,,,, To use flex seal, you would be using a large amount of cans of the stuff. Ive seen flex seal ,,seal up small leaks, but havent seen any long term results as its lifetime durability. And it doesnt seem cost worthy to be spraying on 20 plus cans on the roof, or even using the small quart cans and rolling it out. Thats just my opinion,
I'm with Lakota, that stuff is for smaller areas and is not cost effective for bigger stuff. if your roof is more or less in tact, I would clean up around the places that need repair with a good solvent ( lacquer thinner, acetone or similar product) and then use rubber roof repair or eternabond. Do not use silicone based products they do not last. They look good for a bit then just turn to snot and, they leave a residue that has to be removed before you can use a proper sealing material because it wont bond over the silicone residue.
